From bare shell to ready for business.
New offices, retail, salons, clinics, restaurants. We take your floor plan and wire the lighting, outlets, dedicated circuits, and panels your space needs to pass inspection and open on schedule. We coordinate with your GC and landlord, work to your TI budget, and keep the job moving so your build-out does not stall on the electrical.
Tenant improvements, or TIs, are the changes made to a leased commercial space to fit a tenant’s business: lighting, power, walls, and finishes. We handle the electrical side, from rough-in to final inspection.
A TI allowance is money the landlord contributes toward building out your space, usually a set dollar amount per square foot. We give you a clear written bid so you know exactly how your electrical scope fits that allowance.
The landlord agrees to cover up to a set amount of build-out cost. You spend against it and cover anything above it. We bid the electrical up front so there are no surprises against your allowance.
